Market Trends - Fall 20202020 feels like a repeat of the 2008 run-up, without the artificial inflation of bad loans. We already had dwindling inventory before the pandemic set in. Half as many homes for sale compared to last year. Similar number of sales. Mid-range homes, $500-900,000 have multiple competitive offers. Buyers under $400,000 just don’t have much to choose from. Buyers need to be prepared to offer and negotiate up. Available land is shrinking as well. Builders, painters, carpenters, electricians, plumber, all are working at capacity. If you choose to build, you’ll have to be patient with the process. Things are busy at the county as well. Best to be prepared and persistent. It’s worth the effort!
