2010 is still an investors market. Prices have stabilized at the 2005 level.
Sales are up over a year ago, inventory is down, prices have flattened. Good news for buyers & sellers is that lenders are finally adjusting to the new environment, and if you have strong credit there are loans aplenty with good interest rates. So is it a good time to buy? Only if you want to live in one of the most beautiful places in the country at reasonable prices.
We continue to stay in touch with a large client base that are ready to sell when the right offer comes along. So they have elected not to list, but are willing to have a conversation if someone is interested. We call these "pocket listings" & you can find these under "Soundview Exclusives". We also include a few listings of other agents that are either off island or willing to have us post them. Either way, please give us a call if you have an interest.
Finally we would like to remind our clients that we can work for fee or commission, depending on what needs to be done. Recently we were contacted by a gentleman who lives in Seattle & had decided to sell his property to the neighbor. We represented him & negotiated the price, walked the Buyer through inspection, well status, septic evaluation, land use, title, registration & collections.
